With preliminary direction from a Project Manager, you will:
assist in predesign programming and all phases from schematic design, design development, construction drawings and construction administration of multistory mixed-use, housing, high-rise residential, large-scale corporate/commercial, educational facilities, hotel, retail, research and laboratories including new construction, renovation, tenant improvement and parking garage structures
participate in project team discussions and public meetings to provide recommendations based on revisions from government agencies, planning officials, clients and other stakeholder groups as necessary
produce 2D/3D free hand sketches using color pencils, ink, markers including computer aided design to develop perspectives, spatial studies, elevations and details for design development
prepare presentation sketches, drawings, image board presentations, building physical models and highly detailed 3D virtual models for conceptual design using building information modeling (BIM) software (Revit), AutoCAD, SketchUp, Rhino, PhotoShop, Illustrator and InDesign
meet with client representatives to analyze goals and needs, develop pre-design programming, meeting minutes, narrative summaries, room data sheets, adjacency diagrams, graphic content, and prepare final Developed Project Program document
develop site analysis studies requiring site photography, base drawings, diagrams, analyze sketches, notes and site survey of existing conditions
set-up parametric workflows and utilize environmental analysis tools to optimize building envelope design
incorporate LEED design principles into building systems, develop and execute required LEED documentation for project submittals
develop design schemes for commercial, corporate and residential interiors including new construction, renovation, and tenant improvement projects from predesign, concept design, schematic design, design development, construction documentation and construction administration, including custom detailing, researching building codes and permitting
research domestic and international building codes (IBC) and regulations, Land use codes, International plumbing code, UL assemblies for safety standards, ADA design standards and write reports and presentations
coordinate with mechanical, electrical, plumbing, fire protection (MEP/FP), HVAC, structural, A/V, food service/kitchen, site, landscape, code, acoustical, sustainability, lighting, civil, waterproofing, traffic, zoning, signage, security, geotechnical and other specialty consultants to incorporate engineering systems into architectural designs
assist in marketing, design detailing and execution of historic renovation, preservation and mixed use projects, including coordinating with city officials
assist in Furniture, Fixtures and Equipment Schedule, developing fixture packages, finish selection with furniture manufacturers and vendors, preparing finish boards and finish binders
research lighting fixtures, audio-visual equipment, casework, modular furniture and prepare electrical lighting plans to show fixtures and switch locations with respect to casework and furniture
design and develop programming requirements, space planning and analyze all phases of commercial office, interiors projects, including new construction, renovation and tenant improvement projects
develop custom architectural and interior details for building components; coordinate computer renderings with third party rendering firms to communicate interior architectural design concepts
evaluate general contractor bids, project budgets and coordinate construction budgets with clients and contractors to respond to requests for information (RFI’s), review and respond to contractor change orders, including conformance with budgets and payments
manage project data transmission and other electronic communications using Newforma, Bluebeam Revu or other approved software
respond to requests for information, maintain log of all RFI’s and Submittals and assist the Project Manager in establishing task schedule and manpower requirements consistent with the project agreement
review shop drawings, samples and mock-ups and perform necessary modifications of drawings and specifications as construction projects progress
assist the project Manager in reviewing and preparing certificates of substantial completion, building occupancy, final completion and post occupancy evaluation as determined by projects needs and client requirements including identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation of additional services
construction administration via weekly site visits, progress meetings, issuance of weekly field observation reports, detailed review of subcontractors shop drawings, cut sheets on materials & equipment, HVAC system layout, installation of lighting fixtures, electrical equipment, prepare project closeout documents, punch lists and record drawings.
Requirements Qualified candidates must possess:
Bachelor of Architecture (5 year) or foreign equivalent plus 5 years progressive experience (or Master of Architecture plus 3 years’ experience)
Experience to include:
SD/DD/CD/CA phases of multistory mixed use, housing, residential, historic preservation and restoration, parking garage projects, new construction, renovation and expansion and tenant improvement;
conducting site surveys of existing conditions including as-built measurements, developing base drawings, analyzing photographs and performing field verifications;
design development using free hand sketching with pencil, ink, markers and other hand rendering techniques computer aided design applications like Revit, AutoCAD, VRay, SketchUp, Rhino, Adobe PhotoShop, InDesign and Illustrator to draw perspectives, axonometric, space plans, elevations and details for presentations and building physical study models for design research;
coordinating engineering systems, HVAC, electrical, plumbing, fire and building alarm systems, structural and civil engineering principles into architectural designs;
coordinating with clients and agencies having jurisdiction over projects to obtain approvals and incorporating with civil, MEP/FP, lighting, landscape, traffic, parking, zoning, signage, acoustic, security and maintenance, special systems, geotechnical, vertical transportation and waterproofing engineering systems;
managing project data transmission and electronic communication using Bluebeam Revu, Microsoft Sharepoint or similar application;
coordinating with contractors on RFI’s and change orders, reviewing shop drawings, submittals, samples and mock ups, conducting site visits and progress meetings; preparing field observation reports, final inspections, project closeout, punch lists, and record drawings;
evaluating general contractor bids and coordinating construction budgets;
programming, space planning and analyzing all phases of commercial office, interiors projects, new construction, renovation and tenant improvement;
custom steel and wood detailing of architectural components;
assisting the Project Manager in establishing task schedule and manpower requirements, managing project consultant agreements and project budgets, and identifying and quantifying tasks outside the scope of the Owner-Architect agreement for negotiation additional services;
coordinating with furniture vendors and manufacturers to incorporate furniture systems, developing furniture standards, color, material, finish selection, finish boards and binders;
researching International building codes (IBC) and ADA design standards and developing user space analysis, space programming, and domestic;
researching lighting fixtures, audio-visual equipment, casework, modular furniture and preparing electrical lighting plans to show fixtures and switch locations with respect to casework and furniture.
