TITLE: Project Manager
DESCRIPTION
We are seeking a Project manager to help build our portfolio of single family homes and maintain the high standard set for our finished rental product. The Project Manager is responsible for the oversight of the renovation of our Houston homes. In this function the PM will build on career hands-on experience in homebuilding, single family construction, or residential project management in order to manage construction teams and field professionals.
PRIMARY RESPONSIBILITIES
Pre-Rehab Responsibilities
• Manage field team to ensure completion of initial checklist required to integrate new acquisitions into portfolio
• Perform initial inspection of new purchases and coordinate scope and corresponding work estimates for all new acquisitions
• Negotiate subcontract bids and material pricing
• Provide operational support relating to scheduling, budgeting, and quality control
In-Rehab Responsibilities - Supervise general contractors through rehab process to ensure acquired properties renovated timely, and within estimated budget
• Oversee general contractors during construction process on all aspects of scope of work including labor, materials, workmanship, timing, final product
• Conduct final walkthrough to verify work completed at acceptable standard and in-line with contractual expectation
• Ability and expertise to make independent decisions regarding renovations, vacancy negotiations and other issues as they arise
Additional Responsibilities
• Maintain timely and accurate data management
• Collaborate with acquisitions team to ensure efficient and accurate capital expense underwriting and execution
QUALIFICATIONS
• Minimum 2-5 years contracting, homebuilding, construction project management, with a focus on residential real estate
• Established on-the-ground experience in Houston residential real estate market
• Strong managerial, analytical and organizational skills
• Strong knowledge of local contracting materials costs, vendor relationships
• Attention to detail with ability to manage multiple projects simultaneously in a high intensity work environment
• Highly self-motivated individual, outstanding interpersonal skills; team-oriented
• Proficiency with systems, including, MS Office, Salesforce, Dropbox, etc
COMPENSATION
• Annual Salary of $38,000-$44,000, depending on experience.
