Our Minneapolis office is seeking an Interiors Project Manager that will manage all aspects of client relationship in collaboration with the Project Principal, Project Designer, and Project Architect for the overall success of projects as measured in client satisfaction, technical quality of documentation, efficiency of the team, and profitability of the assignment.
The Interiors Project Manager administers all phases of a project through construction including budgeting, scheduling, planning, development and execution of technical documentation with authority to participate, direct and monitor all activities.
RESPONSIBILTIEIS:
DESIGN
• Understand design philosophies and current trends throughout the profession including workplace design, space planning, documentation, furniture specifications, general materials, and finishes
• Works in tandem with designers to coordinate design development and construction documents
• Advanced understanding of planning, programming and design principles, and methods
• Understands and anticipates the technical implications of design decisions
• Facilitates firm and project goals of excellence in design, delivery, and sustainability
TECHNICAL
• Participates in and directs production of schematic, design development, and construction documents
• Coordinates project documentation execution, construction plans, and details ensuring quality control and completion
• Understands and coordinates engineering systems relevant to projects
• Reviews shop drawings, material samples, and CD’s for conformance with design
• Conducts and documents field observations to monitor progress of construction
• Performs construction administration duties (e.g. RFI’s, RFP’s, change orders, etc.)
• Prepares reports and specifications; reviews completed reports, plans, cost estimates and calculations
• Executes applicable agency review analysis (accessibility, zoning, life-safety, etc.)
• Ensures tasks are completed according to the Perkins+Will standards and Project Delivery Manual
MANAGEMENT
• Define, monitor and maintain control of the scope of work and services for the project including project schedule and work plan
• Prepare and negotiate client and consultant proposals, fees, schedules, and contracts
• Act as the main coordinator of communication between the client and Perkins + Will, ensuring timely resolution of client concerns and management of business issues including contracts and additional services
• Ensures the orderly and complete preparation, distribution, and retention of all project written records
• Responsible for the clear and timely communication of information to the project team and to ensure compliance with the project team’s goals
• Assures a positive team work atmosphere and assist in supporting the development and retention of quality staff
• Monitors the performance of the project team and approach to assure that the Firm’s quality standards and design goals are being met
• Coordinates staffing resources with office Operations Director
• Establishes, maintains, and documents regular client meetings and internal project team meetings
• Initiates, documents, and maintains project set-up including contract review, project process and filing procedures, work authorization, and invoicing/receivables
• Responsible for meeting or exceeding the financial goals established for the project and providing timely and appropriate information to Project Accountant to initiate invoicing
• Directs contact responsibility with clients and associated consultants to ensure timely collections and management for delinquent accounts receivables
• Monitors client issues and technical issues to minimize liability
• Follows through with post contract administration requirements including the orderly close out of projects
• Participates in marketing opportunities and facilitate multi-discipline/office collaboration within firm
• Develops and maintains successful client relationships for repeat business
• Participates in training/development/mentoring of project team.
REQUIREMENTS:
EDUCATION
• Professional Degree in Interior Design or related field
SKILLS & EXPERIENCE
• 10+ years of relevant experience including experience with corporate office clients
• Experienced in all phases of project design, construction documentation production, programming, space planning, furniture specifications, and materials and finishes
• Understanding of project financial management and contract administration including project coordination, budgeting, scheduling, and contract negotiations
• Revit proficient.
• Basic project management software skills
• Strong verbal and written communication skills
• Ability to direct, mentor, and coordinate work efforts of project team
• Strong interpersonal skills, verbal, listening, and written including client presentation skills
• Collaborative and professional work ethic
• LEED AP or within 6 months of hire
• Licensure (NCIDQ or registered architect)
