Job Description:
•Conduct all business in accordance with company policies and procedures, state and federal laws i.e. OSHA, ADA, Fair Housing, etc.
•Diagnose and perform minor and routine maintenance or repair, as directed, involving the following on a daily basis: Electrical and plumbing (including water lines); A/C and heating systems; Appliances; Stairs, gates, fences, walls, patios and railings; Tile, carpet and flooring; Roofing, gutters and fasteners; Interior and exterior lights; Fireplaces and ceiling fans; Gas fixtures and appliances; Shutters, doors, cabinets, windows and sliding glass doors; Boilers, gas and electric; Door locks and PO boxes and locks; Security systems; Ceiling leaks; Pool areas, tile, hot tub/spa and pool furniture
•Inspect and help coordinate all needed make-ready repairs and services, assist make-ready staff as required to meet deadlines.
•Reports all major repairs and need requisitions to maintenance supervisor and manager prior to any expenditure of funds.
•Change locks and make keys.
•Remove and transfer heavy appliances and equipment from storage area to apartment, or vice versa, as circumstances warrant. Assist in moving abandoned furniture, appliances, etc. to dumpster when necessary.
•Must be knowledgeable of inventory levels of spare parts and supplies and inform maintenance supervisor of shortages.
•Assist in keeping grounds neat and free of litter. Rake, sweep and shovel as circumstances warrant.
•Must be knowledgeable of pertinent laws, and EPA and OSHA regulations governing proper storage and management of hazardous materials, including solvents, flammables, caustics and Freon.
•Must be aware of the condition of apartment property throughout the community and immediately initiate action to correct unsafe conditions i.e. broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights, etc.
•Schedules and performs routine preventive maintenance on all appropriate equipment as directed by maintenance supervisor and manager. Inspects and maintains all tools in excellent condition.
•Must be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
•Performs work area clean-up and safety related duties.
•Ensures that storage areas remain locked when not in use.
•Perform any additional duties as assigned by the maintenance supervisor and manager.
Qualifications and Requirements:
•Must have at least 1 year experience in multi-family apartment maintenance, a valid driver’s license and live within 30 minutes of the property for on-call responsibilities. Employee living on site is preferred but not required.
•HVAC certified not required but preferred
•Constant need to be on feet, perform physical activities, lift/carry, complete maintenance forms/documents
•Must be able to work in a fast-paced and customer service-oriented environment
•Performs duties under pressure and meets deadlines in a timely manner
•Works as part of a team, as well as completed assignments independently
•Interacts with co-workers, supervisors, guests and the public in a professional and pleasant manner
