POSITION OVERVIEW:
Responsible for planning, leading and supervising building operations and services. Assign office space to departments, purchase equipment and maintain the appearance of the building. Plan, budget and schedule facility modifications by performing a variety of building maintenance work in one or more fields such as carpentry, electrical: heating, ventilation, and air conditioning.
ESSENTIAL FUNCTIONS:
• Ability to perform electrical maintenance to include but not to be limited to repair or replace incandescent and fluorescent bulbs and tubes and clean fixtures using appropriate hand and power tools.
• Respond quickly to urgent operational needs and customer concerns.
• Inspect buildings and other structures to determine functional systems and detect malfunctioning conditions.
• Inspect new installations for compliance codes and safety regulations
• Capable to establish and maintain effective working relationship with client, employees and other subordinates.
• Monitor and control supplies and equipment; order supplies and tools as necessary.
• Implement and coordinate training for employees in regards safety programs, procedures and techniques on constant basis.
• Repair and maintain HVAC system, clean and lubricate pumps, valves, pneumatic controls, mechanical and hydraulic devices, installation and modification of building equipment and systems.
• Competent in the use and care of tools and maintenance equipment
• Able to troubleshoot and repair building and install systems including plumbing, roofs drains and process equipment.
• Evaluate and make recommendations to upgrade maintenance programs operations and identify savings opportunities.
• Reconfigure, install, and remounts modular offices and spaces such as furniture, wall panels, and work surfaces.
• Participate in quarterly meetings by providing reports and insight as to previous quarter.
• Perform painting, carpentry and some sheet metal work.
• Verify landscaping is perform in regular basis and common areas are well kept.
• Project management and supervise and coordinate work of third party contract services.
• Supervise and evaluate existing employees, employ new staff; and participate in the work of staff responsible for facility maintenance.
KNOWLEDGE, SKILLS AND ABILITIES:
Effective problem-solving skills.
Knowledge of Cal/OSHA safety requirements, UBC, ADA and state and local seismic codes.
Considerable knowledge of cleaning chemicals and hazardous substances
Read and understand construction drawings, plans and specifications
Excellent communication skills as well as written.
Proficient in computer programs
Organize, prioritize and capable to meet project deadlines.
REQUIREMENTS:
• Candidate should be able to pass or obtain OSHA 10 Hour card within 30 days of hire
• Forklift Certification Card
PHYSICAL DEMANDS:
Position requires sufficient physical ability and mobility to walk, stand and sit for prolonged periods of time, reaching, twisting, turning, kneeling, bending, squatting and stooping in the performance of daily activities; to climb unusual heights on ladders; to lift, carry, push, and/or pull up to 50 pounds of weight and to operate assigned equipment and vehicles and to verbally communicate to exchange information.
Additionally, the position requires near and far vision when reading and using a computer. Acute hearing is required when providing phone and personal service.
