Columbus Property Management Inc. (CPM) (a member of Mission First Housing Group) a 501(c)(3) Pennsylvania nonprofit corporation, was created in 1993 as the property management affiliate of 1260 Housing Development Corporation, a Philadelphia-based nonprofit affordable housing developer specializing in housing for special needs persons.
CPM is seeking a full time Maintenance Technician for its Spring City, PA location. The Maintenance Technician is responsible for maintaining properties in safe, attractive and comfortable condition for all residents.
Essential Duties and Responsibilities
- Understand, promote, and project the corporate mission while performing all duties and responsibilities.
- On call for emergency duty when assigned.
- Attend all instructional classes conducted or mandated by management.
- Responsible for condition of assigned mobile phone.
- Responsible for wearing assigned uniform and returning uniform to designated pick up area for cleaning.
- Responsible for fire and elevator certification process, inspections, keys and locks, lock outs associated with evictions, and cleaning of washers and dryers.
- Assist with all property maintenance contracts, such as lawn maintenance, snow removal, and other vendor contracts.
- Leave notice of work done for residents who are not home when work is performed.
- Report all needed repairs to Supervisor.
- Observe the condition of units when completing work orders and check for water leaks and smoke detector operation. Also, make note of any unusual circumstances (i.e. the size and number of pets.)
- Ensure all work areas are cleaned up thoroughly when work is completed.
- Follow company safety and emergency procedures at all times.
- Ensure resident and/or company possessions are protected with drop clothes or tarps when completing work.
- Assist in maintaining inventory of equipment and supplies.
- Enter units at resident’s convenience, if possible.
- Complete all types of maintenance as needed or coordinate repairs with vendors as needed to ensure repair completion in a competent manner.
- Install/assist with installation of sheet rock, tile, framing/hanging of doors, etc.
- Daily inspection of all common areas and grounds to identify and correct any maintenance needs.
- Ensure preventative maintenance procedures are followed.
- Maintenance of HVAC, plumbing, electrical systems and appliances.
- Perform miscellaneous repairs as needed; e.g. hanging towel bars, installing locks, smoke detectors, clearing gutters and main spouts etc.
- Manage/complete work orders as assigned by Supervisor.
- Pick up trash and clean the property on a daily basis, including all common area cleaning.
- Keep sidewalks and steps free of ice, snow and tripping hazards at all times.
- Maintain/repair properties per the completion of work orders in a safe, timely manner while following company policies and procedures at all times.
- Participate in additional and/or special projects as required by management.
Skills
- Working knowledge of building systems including carpentry, roofing and appliances.
- Good safety habits
- Good verbal communications and problem resolutions skills.
- Ability to interact with a wide variety of people.
- Possess own tools
- Ability to be on-call after hours, including nights, weekend and holidays.
Education and/or Experience
- Ability to read, write and do basic mathematics
- High school diploma and one (1) year of full-time maintenance employment required.
